Buy a plot of land in St Georges for the price of a 2022 Fiat 500

A plot of land measuring around one acre is currently being marketed for sale as an investment opportunity at Fireclay Drive in St Georges. 

The site is situated within a quiet residential area and encircles a children’s play park. Estate agents have suggested the space could be suitable for various projects including allotments, a solar panel farm, or a location for the travelling community if you can get planning consent.

The land was part of the estates of the Duke of Sutherland originally, was  purchased by the National Coal Board in 1955 and has passed through several hands including The Wrekin District Council and the Telford Development Corporation during the 1980s. 

Records show that Wilcon Homes Midlands Limited took ownership in 1994 before transferring it to The Greenbelt Group of Companies Limited in 2003. The current registered owner is Rubislaw Estates Ltd, a firm based in Aberdeen who appear to have picked similar plots in Telford.

Potential buyers are being alerted to several restrictive covenants that are attached to the title. No digging for coal or other minerals is allowed due to a restriction that dates back decades, and is intended to protect the surrounding area.

Any plans for new buildings, structures, or even additions to existing ones must receive written approval from the former National Coal Board, now the Coal Authority. This process is in place to ensure that any construction is designed to withstand potential ground subsidence.

Historic agreements allow for the free passage of water and soil through pipes and drains located on the site. Those with the right to use these services are permitted to enter the land for repairs and maintenance, provided they give reasonable notice and make good any damage caused during the process.

The estate agent listing describes the site as “PRIME INVESTMENT LAND” and notes that it is around 0.942 acres in size. While the agents highlight multiple possible uses, they have cautioned that any changes to the current use would be subject to investigating and gaining the necessary planning consents from the local authority.
