Flats plan on hold

Drainage experts have put a holding objection on plans to build a block of 15 affordable flats behind a pub in Telford.

Veldor Living Ltd and Homes Plus Ltd has asked Telford & Wrekin Council for permission to build a three storey block of one-bedroom flats on land east of The Randlay Farmhouse, in Randlay Avenue, Randlay.

Buildings on the long vacant site had been demolished and foundations were started but background planning documents say that “no further construction work has progressed.”

Planning agents Munro Associates of Shrewsbury say in a design and access statement lodged with the council that the land has been vacant following the redevelopment of the Randlay Centre. It is surrounded by a timber hoarding.

But drainage experts at Telford & Wrekin Council have lodged an objection that they will only remove if more information is provided.

In their objection the drainage experts say the “principle of foul and surface water drainage has not been satisfactorily established.”

They have asked for more information on how surface water and foul drainage will be discharged from the site.

“To remove the objections we require these to be answered satisfactorily and updated documents be published,” the council officials say.

Munro Associates say the “scheme seeks to deliver a high quality development of affordable apartments to provide accommodation for people aged 55 and over, and people requiring accommodation that is easily accessed and adapted for wheelchair users.”

They add that the site is located within flood zone 1 and has a “low probability of flooding.”

They add: “The site has an area of less than one hectare and therefore it is considered that a flood risk assessment is not required.”

A period of public consultation has begun and the details can be seen on the Telford & Wrekin Council planning website with the reference TWC/2025/0310.
