New homes approved in Shifnal

Nine homes are to be built in Shifnal after it was deemed it would no longer impact on-street parking.

Shingler Homes submitted a proposal for the scheme at Victoria Works, on land between Shrewsbury Road and Victoria Road.

It involves the part demolition of existing buildings and conversion of a strong building fronting Shrewsbury Road to five properties, and the erection of four semi-detached houses with garden parking and garden areas.

“The scheme includes the demolition of some portal frame and stone buildings within the centre of the site,” said planning consultant, Nigel Thorns.

“All of the existing stone on site will be utilised within the scheme to form the rear garden boundaries to plots six to nine. This upgrades the materials on site and provides for the sustainable re-use of materials within the site (removing the need for off site use/disposal).”

Mr Thorns added that the existing boundary wall along Victoria Road is “an alien feature)” and would be removed.

“The open space within the site would be used for communal movement and

parking with boundaries marked with high quality brick and sandstone walls,” he said.

“It is the aim of the scheme to ensure that all users of the buildings will have equal and convenient access into and within the building, and the spaces around the building.”

Tabitha Lythe, planning and development services manager at Shropshire Council, said that, now the proposed development has been revised, it will no longer negatively impact the on-street parking capacity of Shrewsbury Road.

“On balance, the proximity of plot six to the existing adjacent dwelling at 20 Victoria Road is acceptable given that no undue impacts on privacy or overshadowing would arise for either property and because the amenity of the

adjacent dwelling will be improved as a consequence of the development through the demolition of an attached redundant building and the provision of additional amenity space,” she said.

“The scale and design of the proposal would represent a visual betterment to the conservation area, creating a more appropriate street frontage to Victoria Road, and would not unduly harm neighbour amenity or environmental networks.”
